What we buy.
We buy property with a problem — usually something that makes it hard, or currently impossible, to mortgage. Below is a guide to the kinds of issues we regularly consider. If you're not sure whether a property fits, get in touch — we're happy to take a look.
Non-standard construction
Concrete, steel-frame, or older timber-frame builds that mainstream mortgage lenders won't lend against.
Vacant commercial premises
Empty shops, offices or other commercial space, including buildings with potential for residential conversion.
Unauthorised alterations
Conversions or extensions carried out without the correct planning permission being in place.
Short leases
Flats with a lease remaining so short that most lenders will decline to lend against it.
Structural issues
Cracking, movement, or other defects that have put off previous buyers or failed a survey.
Not currently habitable
No working kitchen or bathroom, fire or flood damage, or a property that's stood empty and fallen into disrepair.
Boundary disputes
Properties where an unresolved boundary dispute is holding up, or has previously scuppered, a sale.
Damp & mould
Damp, mould, and wet or dry rot that's put off buyers or lenders during a survey.
Japanese knotweed
A common problem in the UK — knotweed on or near a property is one of the fastest ways to scare off a mainstream buyer or lender.
Lease or title problems
Defective leases or other legal issues affecting the title that are putting mainstream buyers off.
